Ken Simon, with NAI Capital in Westlake Village, represented the seller, Agoura Hills Shopping Center Capital LLC. Ron Delson represented the buyer, GJD Holdings, L.P., a local investor which undertook a 1031 exchange, so no loan was needed and the transaction closed quickly. The recently remodeled retail property's tenants include Prime Steakhouse and Teague Pilates. ENCINO A ftness facility – a 1,987 sq. ft. lease for a ftness studio opening at 15928 Ventura Boulevard. Alex Shabani, with Centers Business Management in Los Angeles, represented the lessor in the transaction. A Thai food restaurant – a 2,024 sq. ft. lease for a restaurant opening at 15928 Ventura Boulevard. GLENDORA Glendora Marketplace – a 22,000 sq. ft. retail center, located at Lone Hill Avenue and Gladstone Street, has been acquired out of receivership by Storm Properties Inc. in an all cash transaction. Glendora Marketplace features tenants Verizon Wireless, Game Stop, Baja Fresh and Ortho Mattress. It is part of an 800,000 sq. ft. master planned retail power center that features anchors The Home Depot, Sam's Club, Kohl's, Best Buy and AMC Theaters. "We were well positioned to take advantage of a short time frame required by the court to conduct due diligence and close escrow without contingencies," remarked Storm Properties' President Jay Ahluwalia. HUNTINGTON PARK A donut shop – a 952 sq. ft. lease for a baked goods store opening at 2811 E. Gage Avenue. Rose White, with Centers Business Management in Los Angeles, represented the lessor in the transaction. LONG BEACH Valvoline – a 2,200 sq. ft. lease for an oil change station opening at 3543 E. Anaheim Street. Geoff Grossman, with Centers Business Management in Los Angeles, represented the lessor, ABC Carwash, in the transaction. An oil change facility – a 2,200 sq. ft. lease for an oil change automotive service station opening at 3543 East Anaheim Street. PASADENA A 6,340 sq. ft. 7-Eleven center – located at 2717-2723 E Colorado Boulevard, has sold after a very short time on the market. It sold for over 99% of list price at $3,175,000.
