The barriers to entry for new competition have to be incredibly high, creating a stronghold for exist- ing retailers in the market. The Mon- terey Peninsula is one of the strongest captive markets in California. With a stable, affluent resident base and a booming tourist population — which outnumbers residents eight-to-one — create strong buying demand. The ar- ea's physical location and preference to conserve land has made new development difficult. The result is a healthy market with strong sales performance. In this issue of California Centers, we take an in-depth look at the Monterey market. From the ever-popular Del Monte Shopping Center to the city's revitalized downtown to sub- urban grocery-anchored centers, we take a look at the intri- cacies of this market. Of note is the area's newly expanded convention center, where the ICSC Monterey Idea Exchange will be held. We will be there with this issue and invite you to stop by and see us.
