MADERA COUNTY MADERA A-1 Threading – a 1,400 sq. ft. lease at 2344 W. Cleveland Ave. Michael Arfsten and Nick Frechou, with Retail California negotiated the transaction. HPC Hallmark Investors, LP was the lessor in the transaction. A 2,200 sq. ft. lease – to Randstad, at 331 W. Olive Ave. Michael Arfsten, with Retail California, negotiated the transaction, in conjunction with Beau Plumlee, with Collier International. First Priority Funding LLC was the lessor in the transaction. MARIN COUNTY NOVATO Pacheco Plaza shopping center – this 66,619 sq. ft. retail center has been sold for a portion of $47 million (two centers were purchased in one transaction). The buyer was not disclosed. Dan Wald and Don LeBuhn, with Cushman & Wakefield, represented the seller and original developer in the transaction. The center is anchored by Nugget Market and features a Chase ban and 20 other tenants. MERCED COUNTY ATWATER 2.44 acres – located at the NWQ of Bellevue Road and Redwood Avenue has been sold for an undisclosed price. Michael Kennedy, with Retail California, negotiated the transaction. Rajeshwar Randhawa was the seller; Primo Investment Group was the buyer in the transaction. ORANGE COUNTY HUNTINGTON BEACH CVS Beach Garfield Center – this 31,140 sq. ft. center, anchored by a freestanding CVS Pahrmacy, has been sold for $15 million. Shaun Riley, with Faris Lee, represented the buyer, 209 N. Brand Blvd. LP. Triowell Properties represented the seller, Sampont Properties LLC, in the transaction. LAKE FOREST Baker Ranch Center - this 6,000 sq. ft. property, located at 20491 Alton Parkway, has been sold for $4.8 million. Patrick Toomey, Thomas Chichester, Joseph Chichester, and Matt Brooks, with Faris Lee, represented the seller, Shea/Baker Ranch. John Carpinter, with The 949 Group, represented the buyer, Baker Ranch Investment LLC, in the transcation. ORANGE Rusty Leaf Plaza – this neighborhood center, located at 2512 E. Chapman Ave., has been sold for an undisclosed price in an off-market transaction. CJ Osbrink, with NKF Capital Markets, represented the seller, a joint venture between Canyon Catalyst Fund and Paragon Commercial Group. Inland Real Estate Acquisitions is the buyer. RIVERSIDE COUNTY RIVERSIDE Boost Mobile – a 1,000 sq. ft. lease for a mobile electronics store opening at 10120 Ben Novis Blvd. Pablo Velasco, with Progressive Real Estate in Rancho Cucamonga, represented the lessor, Preszler Family Trust, in the transaction. SACRAMENTO COUNTY FOLSOM Sprouts Farmers Market – located at 90 SE Bidwell Street, has been purchased for $9.2 million. ValueRock Realty Partners was the buyer. Oppidan was the seller in the transaction. The Sprouts Farmers Market was recently converted from a former Orchard Supply Hardware store. SACRAMENTO Cash & Carry Stores – a 22,000 sq. ft. lease for a store opening at Florin Town Center. Peter Orlando, with Retail California, in conjunction with Kevin Soares, of Gallelli Real Estate, negotiated the transaction. Florin Associates LLC was the lessor. SAN BERNARDINO COUNTY FONTANA Metro PCS – a 1,200 sq. ft. lease for a wireless communications store opened at 13451 Baseline Avenue. Paul Galmarini, with Progressive Real Estate Partners in Rancho Cucamonga, represented the lessor, Pacific Development Group II, in the transaction. Starbucks Coffee – a 2,500 sq. ft. tenant occupied, triple net leased building, has been sold for $3.2 million. Christopher DePierro and Jeff Conover, with Faris Lee, represented the seller, Puente Hills Power Center LLC. Matt Brooks, with Faris Lee, represented the buyer, Fata Organization LLC, in the transaction. The property is an outparcel of Palm Court Center. HESPERIA A 1.2 acre parcel – located at the 15 Fwy and Ranchero Road, has been sold for $1.95 million. Pablo Velasco, with Progressive Real Estate Partners, represented the seller, a private investor. A multi-store Chevron franchisee was the buyer, and the development, due to be completed in mid-2018, will feature a convenience store and car wash.
