TORRANCE Karaoke Bar – a 5,175 sq. ft., 10-year lease for an entertainment venue opening in August at South Bay Center, located at 1431 Knox Street. Paul Su, with Progressive Real Estate Partners in Rancho Cucamonga, represented the lessee and lessor in the transaction. VALENCIA EXER Urgent Care – a 6,660 sq. ft., 126 month lease for a medical clinic opening at Valencia Marketplace, located at 25548 The Old Road. Kien Tsoi, with JLL, represented the lessee in the transaction. Terrison Quinn and Casey Mahony, with SRS Real Estate Partners, represented the lessor in the transaction. Bob's Furniture leased 40,000 sq. ft. for 11 years at Valencia Marketplace. Jeff McElhinny and Jim Reuter represented Bob's, while the landlord was represented by Terrison Quinn and Casey Mahony of SRS. VAN NUYS A Law Firm – a 1,975 sq. ft. lease for an office opened at 6315 Van Nuys Boulevard. Todd Nathanson, Jeremy Daniels and Joe Mandracchia, with illi Commercial Real Estate, represented the lessee and lessor in the transaction. MADERA COUNTY OAKHURST Papa Murphy's Pizza – a 1,407 sq. ft. lease for a store opening at the River View shopping center, located at 40004 Highway 41. Shaw Marty Associates is the lessor. Steve Rontell, with Colliers International, in conjunction with Nick Frechou of Retail California, negotiated the transaction. ORANGE COUNTY FOOTHILL RANCH STNL Outback Steakhouse – this well positioned restaurant site, located within the Foothill Ranch Town Center, has been purchased in an off- market transaction for $1.85 million. Hon Development, part of the original property development partnership for the Foothill Ranch Town Center, was the seller. Ryan Shea was instrumental in negotiating on behalf of the buyer, CalBay Development, LLC, in the transaction. LAGUNA HILLS H&M leased 29,394 sq. ft. for 10 years at The Village at Nellie Gail Ranch, located on Moulton Parkway. Steve McClurkin of EB Development represented the tenant, while Terrison Quinn and Casey Mahony of SRS represented the landlord in the transaction. MISSION VIEJO F45 Fitness – a 2,500 sq. ft., 84-month lease for a fitness studio opening at Trabuco Hills shopping center, located at 278535 Santa Margarita Parkway. Jamal Brown, with The Ocean Company, represented the lessee. Terrison Quinn and Casey Mahony, with SRS Real Estate Partners in Rancho Cucamonga, represented the lessor in the transaction. SANTA ANA MainPlace Mall – located off the 5, 55 and 22 freeways. Among the latest leasing activity: a 600 sq. ft. lease for Paradis Ice Cream opened in April; a 500 sq. ft. lease for Squiz Up beverage store opening spring of 2017; a 1,400 sq. ft.
