12 California Centers Magazine | May 2017 C C company honors an Ultimate Guar- antee: If you are not satisfied for any reason, PizzaMan Dan's will replace the food or make it free next time, or send you a refund. The company presently has eight locations opened in Southern Cali- fornia, serving the cities of Camaril- lo, Carpinteria, El Rio, Moorpark, Oxnard, Port Hueneme, and Ventura (2). Future development will be ini- tially concentrated on growth in the immediate surrounding cities and counties in Southern California, in relative proximity to its existing op- erations. Targeted sites include neigh- borhood strip centers, street-front retail, downtown central business districts, and open-air centers featur- ing a mix of co-tenants that generate high volumes of traffic at most hours of the day and night (including ser- vice providers, grocery anchors, non direct competitor quick food purvey- ors, and nearby commercial and of- fice tenants as well). The ideal lease term commitment is five years, with renewal options. Space size can range from 1,100 to 1,800 square feet, with typical interior space dedicated to an enclosed kitchen and counter order- ing area; and each location features adjacent patio seating outdoors. De- mographics should entail a popula- tion of 200,000 residing within a three to five mile trade radius (preferably stemming from existing, newly de- veloped and planned high density housing communities). The shopping venue, and location within the cen- ter, must be highly visible, and afford ease of access and plentiful parking close to the restaurant entrance.
