2 California Centers Magazine | August 2016 Community Focus W ith experience becoming more important, many re- gional malls and lifestyle centers have focused more on food and entertainment to draw customers to centers. California has witnessed this change with its regional retail centers firsthand. Regional centers now focus on one-of-a-kind tenants and restaurants to help create the ex- periences that consumers are craving. Shopping center owners are also get- ting creative with design, adding in open-air seating areas, fire pits and nooks for people to spend time. The results have paid off, as people look to spend their time in places where they feel comfortable, safe and a part of a community. Now, that movement is stretching into neighborhood and community centers, which are being challenged to provide retail experiences that can't be had online. As a result, Cal- ifornia is seeing more fitness and healthcare tenants, more healthy-choice quick-service concepts and more tenants that appeal to a community's lifestyle appear in strip centers. It is a change that California's shopping center landlords are embracing as they lease their centers. We take a look at some of the success stories — from small convenience centers to large community centers — in this issue on page 22. Additionally, there has been a lot of change in the state's grocery industry over the past two years. Expansion and then pullback from several players has now caused a sec- ond wave of expansion by established grocery operators. It has been an interesting time for many. We take a look at the changes in our article "Niche Market" that is found on page 30.
